Emirati investors contribute AED 14.9bn as Sharjah real estate tops AED 29.5bn in H1 2026

UAE nationals dominated Sharjah's property market in the first half of 2026, investing AED 14.9 billion across 22,599 properties to account for 50.6% of the emirate's total real estate trading value of AED 29.5 billion, according to the Sharjah Real Estate Registration Department.

The 9,655 Emirati investors active during the period reflected sustained domestic confidence underpinned by modern legislation and an expanding project pipeline. Female participation continued to grow, with women representing 28% of traded properties and 24.7% of total sales transaction value, and accounting for 40.7% of Emirati property owners involved in sales.

Younger buyers aged 35 and below also maintained notable market activity, while the 36–53 age cohort remained the largest investor segment. Director-General Abdulaziz Ahmed Al Shamsi attributed the results to the strength of Sharjah's long-term development strategy, citing expanding participation across demographic groups as evidence of the sector's broadening appeal as a sustainable investment destination.
