Dubai on track for highest home deliveries since 2008

Dubai's residential market is set to complete approximately 55,600 units in 2026 – the highest annual handover volume since 2008 – with around 32,000 of those expected in the second half of the year, according to Cushman & Wakefield Core's H1 2026 report.

More than 13,218 units were delivered in Q2 alone, led by Crest Grande at Sobha Hartland, Skyhills Residences 1, and City Tower on Sheikh Zayed Road, with villa completions concentrated at Damac Lagoons and Jebel Ali Village.

A further 60,000-plus units are projected for delivery in 2027. However, the outlook is tempered by a sharp slowdown in new project launches, with apartment launches falling approximately 58% year-on-year and villa launches dropping around 78% in H1 2026, as geopolitical uncertainty prompted developers to defer planned releases.
