Dubai luxury off-plan market logs AED 4.96 bn in May sales

Dubai's luxury off-plan residential sector generated nearly AED 4.96 billion in May from properties priced above AED 5 million, according to market analysis by the Keturah luxury brand.

Villas dominated by value, with 184 transactions generating AED 2.51 billion, while 207 apartment deals contributed AED 2.45 billion. The most active villa bracket was the AED 10–20 million range, where 60 deals produced AED 834.2 million, followed by the AED 20–50 million segment at AED 746.3 million across 23 transactions.

Apartment activity was concentrated in the AED 5–10 million band, which accounted for 158 of the 207 deals recorded. In aggregate, the 391 transactions translate to an average of 12 luxury off-plan homes sold daily throughout the month, at an average price of AED 12.7 million per unit.
