Dubai real estate investment hits AED 680bn as investor base widens

Dubai’s real estate investment value reached more than AED 680 billion in 2025, more than four and a half times the AED 148 billion recorded in 2021, according to a study by brokerage W Capital Real Estate based on Dubai Land Department data.

Over the same period, the number of investors rose from about 52,400 to roughly 193,100, while investments grew from around 72,200 to 258,600. Asia accounted for AED 308 billion of 2025 inflows and Europe for AED 188 billion, with North America at AED 54.63 billion and Africa at AED 41 billion.

Non-resident buyers placed 83.7% of their investment in off-plan properties, compared with 51.2% for residents. W Capital attributes the gap to differing time horizons, with overseas investors more often seeking development gains. The firm said investment decisions are increasingly weighed against net returns, operating costs and liquidity.
