Dubai rental searches jump 44% over summer as tenants weigh affordability and lifestyle

Dubai rental searches surged 44% year-on-year between June and late August 2026, with Bayut data showing residents actively comparing communities across price points and lifestyle criteria rather than pausing activity over the summer.

Jumeirah Village Circle led apartment rental interest with a median asking rent of AED 70,000 annually, followed by Business Bay at AED 99,900 and Dubai Marina at AED 120,000. For villas, Damac Hills 2 topped searches at AED 110,000, while Dubai Hills Estate commanded a median of AED 385,000.

The same communities dominated buyer searches, with Jumeirah Village Circle apartments carrying a median asking price of AED 1.13 million and villa prices ranging from AED 2 million in Damac Hills 2 to AED 14.6 million in Dubai Hills Estate. The data reflects residents becoming increasingly methodical in their property decisions, weighing space, proximity to business districts, and long-term value before committing.
