Abu Dhabi's real estate market has recorded AED 155 billion in transactions through August 2026, already exceeding the AED 142 billion registered across all of 2025, according to the Abu Dhabi Real Estate Centre (Adrec).
The market opened the year with AED 66 billion in Q1 alone – a 160.7% jump year-on-year – while first-half residential sales reached AED 70.4 billion, with off-plan deals comprising 89% of that value. Foreign direct investment has been a significant driver, with AED 13.8 billion in FDI recorded in H1, already surpassing 2025's full-year total, attracting buyers from 116 nationalities.
Prices have followed suit, with apartments up 19.4% and townhouses up 11.2% year-on-year per JLL data. Total residential supply stands at approximately 409,000 units, with a further 71,000 projected by 2030. With Q4 still ahead and the International Real Estate and Investment Show at Adnec approaching, Abu Dhabi is on track for its strongest year on record.
