Dubai is set to receive approximately 56,600 additional residential units by the end of 2026, according to Colliers' UAE Real Estate Market Report for Q2 2026.
Dubai delivered around 11,650 homes during Q2 alone (comprising 9,200 apartments and 2,450 villas), making it the UAE's largest source of new residential supply. Abu Dhabi completed approximately 2,200 units in Q2, with deliveries across Al Shamkhah, Yas Island, Bloom Living in Zayed City and Al Raha Beach, with a further 3,200 units scheduled for the remainder of the year.
The Northern Emirates are on track for around 7,450 completions in 2026, led by Sharjah at 5,450 units, ahead of Ras Al Khaimah at 1,400 and Ajman at 600. Colliers noted that Sharjah also saw approximately 4,600 new units launched during Q2, including Il Teatro Residences in Aljada..
